WHAT WE LOOK AT

More than turning
on a faucet.

A well inspection considers the accessible components that bring water from the source to the home. We confirm the scope, site access and any additional testing before the visit.

01 / AT THE SOURCE

Wellhead & visible protection

Accessible casing, cap, visible connections, drainage concerns and observable conditions that may affect protection of the well.

02 / SYSTEM PERFORMANCE

Pump, pressure & controls

Observed operation, pressure behavior, accessible tank and controls, visible leaks and signs of cycling or delivery problems.

03 / INSIDE THE HOME

Treatment & connections

Accessible filtration, treatment equipment and visible water-system plumbing, with maintenance concerns and recommended follow-up.

04 / CLEAR FINDINGS

Photos & recommendations

A written account of observed conditions with color photos, practical priorities and recommendations for further evaluation or repair.

Inspection findings reflect accessible conditions and operation at the time of the visit. They do not guarantee future water yield or reveal every concealed or underground condition. Specialized yield testing, camera work and laboratory testing require an agreed scope.

SYSTEM CONDITION + WATER QUALITY

A working well.
But what’s in
the water?

Mechanical inspection and water testing answer different questions. A system can deliver water and still need laboratory analysis to assess its quality.

Discuss your testing needs →
01

Bacteria testing

Ask about presence/absence sampling for coliform bacteria and E. coli.

02

Broader water analysis

Discuss a well water scan or broader panel for your concerns and property.

03

Real estate & lender requirements

Share the exact lender or transaction requirements before scheduling. Panel selection and lab turnaround vary.

Laboratory results are separate from the inspection report. Confirm sampling fees, panel contents and turnaround with our team.

BEFORE YOU BOOK

Good questions.
Clear answers.

Is a well inspection the same as a water test?

No. The inspection evaluates accessible system components and observed operation. A water test analyzes a collected sample for the specific items included in the selected panel. Ask for both when you need system and water-quality information.

Can you inspect a well for a home purchase?

Yes. Tell us the property address, due diligence deadline, access arrangements and any required testing. We confirm availability and the scope before scheduling.

Will I receive a report with photos?

We document observed conditions with color photos and written findings. Confirm the report delivery schedule before booking, especially for a real estate deadline. Laboratory results follow their own turnaround.

Does an inspection guarantee the well will never run dry?

No. Water availability can change with weather, groundwater conditions and demand. Observed performance during an inspection is a snapshot. Discuss specialized yield testing if sustained supply is a concern.

What does the inspection cost?

Contact our team for current pricing based on location, system configuration and scope. Water sampling, laboratory panels and specialized testing may carry separate charges.

Do you drill new wells?

No. Case Water Systems inspects, diagnoses and services existing private well systems. We do not drill wells.
